Defined Scope / Flat Fee

A fixed fee for a specific piece — preconstruction planning, builder selection and contracts, or a budget & bid review. Best when you need help with one critical phase.

Advisory / Hourly

On-call expertise by the hour — review a contract, a change order, or a tricky decision as it comes up. Best when you mostly want a seasoned expert in your corner.

What does an owner's representative actually do?

We manage your custom home project on your behalf — reviewing contracts, helping you select and vet your builder, scrutinizing the budget, validating the schedule, coordinating the team, and inspecting the work at every milestone. We don't build anything and we don't profit from the build; our only job is protecting your budget, schedule, and quality. Think of us as the expert who's done this hundreds of times, so you don't have to learn it on the most important project of your life.

How is this different from my builder or architect?

Your architect protects the design. Your builder profits from construction. Both are valuable — but neither is structured to be your independent watchdog. As an owner's representative, we hold no competing interest: we don't design, we don't build, and we aren't paid more if your project costs more. We answer to one person — you.

Isn't an owner's rep just an added cost?

It's the opposite — it's cost insurance. A single avoided mistake, an over-scoped allowance caught early, or a fair contract negotiated up front routinely saves many times the fee. Owners of billion-dollar projects don't build without representation for exactly this reason; the discipline pays for itself. Our job is to make your project cost less than it otherwise would, not more.

How do you charge, and what does it cost?

Fees are tailored to your project's size and how involved you want us to be. Owner's representation is typically structured one of three ways: a percentage of construction cost for full-project engagements, a flat fee for a defined scope, or an hourly rate for targeted advisory. After a short consultation, we'll give you a clear, written proposal — no surprises.

When should I bring you in?

As early as possible — ideally before you've signed with an architect or builder. The biggest savings come from getting the budget, scope, team, and contracts right before ground breaks. That said, we can step in at any stage, including mid-construction if something feels off.

Do you replace my builder or architect?

No. You still hire your own architect and builder — we help you select and contract the right ones, then make sure they deliver. We're an addition to your team, working between you and the people doing the work.

What if I've already started building?

We can still help. We'll get up to speed on your contracts, budget, and schedule, assess where things stand, and step in to protect your interests for the rest of the build — change-order review, quality oversight, and closeout.
